This guide explains exactly how the real estate route to the UAE Golden Visa works, what properties qualify, and what the process looks like from initial purchase to visa issuance.
What Is the UAE Golden Visa?
The UAE Golden Visa (officially the Long-Term Residency Visa) grants renewable residency in the United Arab Emirates for 5 or 10 years. Introduced in 2019 and significantly expanded in 2022, it allows qualifying investors, entrepreneurs, professionals, and their families to live, work, and study in the UAE without the need for a national sponsor.

The Real Estate Route: What Qualifies?
To qualify for the UAE Golden Visa through real estate, you must own a completed property (or properties) with a combined market value of at least AED 2,000,000 (approximately USD 545,000 / EUR 500,000 at mid-2026 rates).
Completed property only. Off-plan purchases — where you buy a unit under construction and receive title deed at handover — do not qualify until the property is physically complete and the title deed is in your name. Buying off-plan at AED 2.5M in 2026 for handover in 2028 means your Golden Visa eligibility starts in 2028, not 2026.
Mortgaged property. Property purchased with a mortgage can qualify, provided the equity already paid to the bank is at least AED 2M. So a AED 3M property with an AED 1.5M mortgage would not qualify (equity = AED 1.5M, below threshold), but a AED 3M property with an AED 800k mortgage would (equity = AED 2.2M, above threshold).
Multiple properties. The AED 2M threshold can be met by combining the value of two or more properties, provided all are in the UAE, freehold, completed, and in your name.
Al Marjan Island properties. Al Marjan is a designated freehold zone in RAK. Properties here qualify for the Golden Visa. Title deeds are issued by the RAK Real Estate Registration Department, and the Golden Visa application references the RAK title deed number.
The Application Process: Step by Step
The Golden Visa through real estate is a federal process managed by the General Directorate of Residency and Foreigners Affairs (GDRFA) in the emirate where the property is located — in this case, GDRFA RAK for Al Marjan properties.
Step 1: Property valuation. You need an official valuation from a RERA-certified valuer confirming the property's market value is at least AED 2M. This is separate from the purchase price — the valuation must be current (typically within 6 months of the application).
Step 2: Document preparation. Required documents typically include: title deed (original and copy), valid passport, recent property valuation certificate, no-objection certificate from the developer or bank (if mortgaged), and a health insurance policy valid in UAE.
Step 3: GDRFA application. The application is submitted to GDRFA RAK through an authorised typing centre or directly via the online portal. Processing time is typically 3–6 weeks for a complete application.
Step 4: Medical and Emirates ID. Once the visa is pre-approved, you complete a medical fitness test (routine blood test and chest X-ray) and biometric registration for your Emirates ID card. This is done in person in RAK or another emirate.
Step 5: Visa stamping. The Golden Visa is stamped in your passport and your Emirates ID is issued. Total timeline from property purchase (if completed) to Golden Visa in hand is typically 6–12 weeks for a straightforward case.
Tax Residency: The Practical Implication for Players
Getting a UAE Golden Visa does not automatically make you a UAE tax resident for the purposes of your home country's tax rules. Tax residency depends on the specific rules of your home jurisdiction. In most cases, you need to also break tax residency in your home country — which typically means spending fewer than a defined number of days there per year (183 days in most EU countries, the UK's Statutory Residency Test is more complex).
